In October, rents for new or re-rented apartments in Switzerland experienced a slight decrease of 0.3% on a monthly basis, according to an index from Homegate in collaboration with ZKB, the Zurich cantonal bank. However, the annual increase remains strong at 3.2%.
The regions of Zug, Glarus, and Geneva reported the largest monthly declines, with decreases of 2.2%, 1.3%, and 1.0% respectively. Other notable decreases were observed in Ticino (-0.6%) and Zurich (-0.7%). On the other hand, Graubünden saw a monthly increase of 1.0%, which stands out among the regions.
Almost all of Switzerland's 25 cantons recorded rent increases on an annual basis, with the exception of Neuchâtel at -0.1%. Schwyz had the highest annual rise at 11.0%, followed by Zug at 7.4% and Basel-Stadt at 6.4%. Major cities also showed this trend, with Lucerne (+7.2%) and Basel (+6.2%) experiencing significant annual growth. Lugano had a slight monthly decline of 0.1% but a yearly increase of 6.0%. Other cities such as St. Gallen, Zurich, Lausanne, Bern, and Geneva also reported positive annual changes, indicating an overall upward trend in the Swiss rental market.
