The housing market in Winterthur is facing significant difficulties, as rental prices for advertised apartments have risen by eight to ten percent in the past two years.
The current vacancy rate is at an all-time low, resulting in higher costs for available units. The average price for a new 1-room apartment is now around 1,290 francs, while 3.5-room and 5.5-room apartments are priced at approximately 2,200 francs and 3,300 francs, respectively.
Property prices are also increasing, with condominiums rising by 6.6 percent and single-family homes by 13.4 percent. The average price for a condominium is now CHF 1.3 million, while single-family homes are valued at around CHF 2.2 million.
Raiffeisen chief economist Fredy Hasenmaile commented on the situation, mentioning that larger investors are likely to re-enter the housing market, in contrast to the retreat of private investors. He also discussed the implications of state subsidies aimed at promoting affordable housing in the region.
