In October, rents for new or re-rented apartments in Switzerland decreased by 0.3% compared to September, according to an index from Homegate and ZKB. However, rents have increased by 3.2% on an annual basis.
The largest monthly decreases were observed in Zug (-2.2%), Glarus (-1.3%), and Geneva (-1.0%), while Graubünden saw a monthly increase of 1.0%. Year-over-year, almost all of Switzerland's 25 cantons reported rent increases from October 2023 to October 2024, with Neuchâtel being the only exception at -0.1%. The most significant increases were recorded in Schwyz (+11.0%), Zug (+7.4%), and Basel-Stadt (+6.4%). Other regions such as Graubünden (+6.0%) and Zurich (+5.6%) also showed strong growth, while Ticino's growth was more modest at +0.7%.
In Swiss cities, Lugano experienced a slight monthly decline of 0.1%, but a robust annual increase of 6.0%. Lucerne (+7.2%) and Basel (+6.2%) reported the most significant annual jumps, with other cities like St. Gallen (+5.6%) and Zurich (+5.0%) also showing healthy growth rates.
