Flatiron Realty Partners and UBS O'Connor have joined forces to introduce a co-investment strategy centered on residential transition loans (RTLs). These RTLs are short-term, first lien loans designed to finance renovation and construction projects on residential real estate.
The collaboration will be funded with up to $100 million from O'Connor Capital Solutions, along with co-invested equity from Flatiron and its owners, as well as mortgage funding facilities. This partnership is expected to increase Flatiron's managed loan portfolio to at least $600 million.
Robert Talas, a founding partner of Flatiron, emphasized the attractive opportunities in their target markets and the strength of their platform in providing solutions to a wider client base. Janney served as the exclusive financial advisor to Flatiron in this transaction.
